THERE ARE MULTIPLE ISSUES that have to be considered when purchasing property in Mexico, including a clear title to the property, usage and permits, documentation of infrastructure availability, title insurance, and such.

CHANGES IN MEXICAN PROPERTY LAW in 1993 and 1998 made it possible for foreign ownership of land in Mexico within 100 km of the border, and 50 km of the coastline as long as the land is purchased by a Mexican company (established as a subsidiary of your firm).

AS LONG AS THE LAND IS USED FOR INDUSTRIAL/COMMERCIAL OR LEISURE PURPOSES, you are free to purchase or lease land anywhere in the Republic of Mexico.

AS IN THE US, THE COST* OF REAL ESTATE WILL VARY in different parts of the country largely depending upon access to major markets (the US), efficient avenues of transportation and the effectiveness of infrastructure (paved roads, electricity, water, telecommunications) and the availability and quality of a work force. Land will also cost more in highly developed communities with modern health care facilities and extensive educational opportunities.

IN THE NORTHERN BORDER REGIONS CLOSEST TO THE US the price for industrially zoned developed land varies from $1.60 per square foot (Matamoros) to $4.50 (Tijuana).
